We perform a preliminary meets and bounds survey and have it reviewed at the courthouse before closing. Other title companies have the deed reviewed after closing. |
| Title Exam |
We begin the title exam the day we receive the order for the title work, if we receive the order by noon. If received after noon, we begin the title exam the next business day.
Title Company B: Waits 2 – 3 Weeks to begin the title exam.
Title Company C: Does title exam when the bank calls |
| Title Clearing |
We begin clearing the title immediately upon completion of title exam.
Title Company B: Pays off only existing mortgages.
Title Company C: Does Nothing |
| Proactive Communication |
Since we complete the title exam within 48 hours, we will fax a commitment to the lender listing all title problems and boundary problems with the property within 48 hours. As we clear problems on the title, we will fax an updated commitment to the lender. Lenders don’t have to call us to find if there are any problems with title. |
