Title Resolutions Difference |
| Title Exam |
A title exam is the legal examination of the property in question. |
We complete a title exam within 24 hours on a rush order and 48 hours for all other orders. |
| Title Clearing |
Clearing any problems the property might have (prior-owned releases, foreclosures, bankruptcies, etc.). |
Title Resolutions begins clearing the title immediately upon completion of title exam. Title Company B: Pays off only existing mortgages. Title Company C: Does Nothing |
| Settlement Statement |
Statement of borrower's and seller's transactions, title charges and any additional settlement charges. |
As soon as Title Resolutions receives instructions they send settlement statement to the lender. Therefore, if instructions from lender received by 5:00 pm, the lender will have a settlement statement before the end of the day. |
| Package to Lender |

We will have a package to the lender within 24 hours of disbursement. Disbursement takes place the day of for a purchase and three business days after a refinance. |
